Pemberton’s newest pre-construction development Time Space Condos is taking part in Downtown Toronto! Time Space Condos is considered part of the Waterfront Communities-The Island neighbourhood, which entails a walk score of 97 out of 100, as well as a perfect Public and Private Transit Score. Time Space Condos is a mixed use project consists of both condominium units and retail space, and will be located at 177 Front Street East in Toronto.

A grand urban complex home to 1586 units, Time Space Condos features four sophisticated residential towers that are respectively 33, 29, 27 and 25 storeys tall. To maximize Privately Owned Public Space (POPS), the atop 10-storey podiums will allow greater grade level retail space, spacious courtyards, and also bridges Princes and Lower Sherbourne Street by building a mid-block pedestrian crossing.
First proposal only featured two towers shown in rendering back in 2012; however, Time Space Condos is taking one step further to urban living and mobility. Wallman Architect ensures that standard of living meet city luxury by integrating an above-grade parking garage in the north podium, and additional single level underground parking. The refined parking plan entails newer figuration of 836 parking spots within Time Space Condos. 563 parking spaces are positioned above grade within the 10 storeys, and another 273 parking spots are dedicated for underground. Nonetheless, the parking levels will also act as a camouflage of the residence with zero visibility from the exterior.
Time Space Condos is dedicated to Downtown Toronto’s Core City planning. Priorities do not only rest on solely promoting child-friendly spaces and environments, but also increasing the numbers of bigger suites, as well as pet-friendly amenities are also being planned accordingly. As a growing community, the surrounding sites are only catered to low-rise commercial structures positioned on Front Street which would provide seamless and majestic views for the future residences of Time Space Condos.
The parking plan is also mostly inherited from the project’s previous iteration. Alongside a single level of underground parking, 10 storeys of parking are planned above grade, making for a total of 836 spots. 563 of these will be housed above grade, with the underground garage home to another 273 parking spaces. While the 2015 submission called for only 708 spots, the configuration of parking space has remained similar. Above grade, the north podium’s garage will be enveloped by residential uses, meaning that the parking levels will not be visible from the street.

In addition to reducing the overall density and height of the development, the revised proposal meets a number of the City’s other planning priorities. A greater number of two- three-bedroom suites—and child-friendly amenity spaces—have been added, while setbacks and tower separation distances have been increased along the south end of the site, bringing the massing down to a more contextually sensitive scale in the City’s eyes. Furthermore, pet-friendly amenities are now planned, while loading and vehicle access spaces—situated north of the POPS laneway—have been reconfigured to meet the City’s demands.
Occupying a full city block from Front to the Esplanade between Lower Sherbourne and Princess streets, the mostly vacant site remains home to surface parking and a pair of low-rise commercial structures on Front Street. Formerly home to a Sobeys supermarket and an Acura dealership, both of the site’s commercial tenants have closed or relocated, clearing the way for new development.
